However, under this arrangement the client has the option to purchase the building or, after completion, arrange a sale and leaseback transaction under which they can benefit from the investment without running any risk. We can help to arrange a suitable sale and leaseback agreement, if desired.
As a delegated developer, we accept the same responsibilities as with our own projects: delivery on time and within budget. Minerva Development is the financial guarantor for the project.
As a delegated developer, Minerva Development negotiates on our clients' behalf to secure the best deal with the landowner. We identify an architect and ensure that the resulting design is tailored to the client while also being optimal, efficient, sustainable and within budget. We prefer the so-called “design-build” approach in which architect and contractors work together on the design. We also take care of the complete development process. This includes securing planning permission and environmental and other permits, and every other aspect involved. We support the contractor
selection process, price negotiations and the procurement of valuation reports, fire and safety reports and ground analyses. We also provide support on construction-related issues and project management during construction, plus every other aspect that has an influence on the delivery of a high quality building or project. These include taxation, financing, lease agreements, facility management and all legal aspects including sale and delivery agreements and reservation agreements.
